Key deliverables • Concept sketches and mood boards establishing the modern aesthetic • Schematic floor plans showing optimal separation of office and residential traffic flows • Detailed plans, elevations, and sections suitable for planning approval • 3D massing and façade renders (Revit, SketchUp, or comparable BIM workflow) for stakeholder presentations • A brief code summary demonstrating compliance with fire egress, accessibility, and parking ratios Acceptance criteria 1. Office floors achieve a minimum 85 % net-to-gross efficiency. 2. Residential levels provide at least 70 m² average unit size with private balconies or terraces. 3. Final model delivered in RVT or SKP alongside PDF sheet set.
