I’m planning a luxury clubhouse on a tight 25 × 50 ft footprint and need a designer who can take the concept all the way through to photo-realistic presentation. The building will have three storeys, so every square foot must work hard while still feeling high-end. You’ll start with concept planning and space zoning, then move into detailed 2D layouts complete with furniture and equipment. Once the floor plans read well, I’ll need full 3D views of every area, finished with realistic materials and an elegant lighting scheme. I’d also like two or three façade studies before we lock the final elevation. Because this will go straight into construction documentation, a basic set of working drawings is essential—electrical points, flooring patterns, annotated elevations, the works. At hand-off I’ll require all native files alongside high-resolution renders and neatly organised PDFs. Key deliverables • Space-zoned concept plan • Fully dimensioned 2D floor plans with furniture/equipment • 3D perspectives of all zones, lit and textured • 2–3 front elevation options plus one finalised design • Basic working drawings (electrical, flooring, elevations) • Final renders, source files and PDFs Timeline is 10–15 days; if you need a little more to keep quality high, let me know up front. Show me a portfolio of similar clubhouse, hospitality or amenity projects and tell me which software you’ll be using—Revit, SketchUp, 3ds Max, Lumion, V-Ray, Enscape, or your preferred stack. Looking forward to collaborating on a standout, compact clubhouse that punches well above its footprint.
