Project Summary We are seeking a highly experienced Interior Designer/Architect/Quantity Surveyor to undertake a complete interior design project for our new three-story "Senior Villa - Type B" and to produce a comprehensive Bill of Quantities (BoQ) for all finishing works. The successful candidate must have proven experience in luxury/high-end residential projects and a strong ability to produce precise, actionable BoQ documents. ________________________________________ Villa Specifications (Senior Villa - Type B) • Total Land Area: 398 (Square Meters) • Total Building Area (Gross Floor Area): 290 (Square Meters) o This area is distributed across three stories (Ground, First, and Roof/Penthouse). • Ground Floor Layout: Includes: Entrance, Reception/Living, Dining, Kitchen, Laundry, Maid's Room/Service Area, Stairs, and a two-car garage. • First Floor Layout: Includes: Master Bedroom with Master Dressing and Master Bathroom, Bedroom 1, Bedroom 2, Bathroom (shared), Living Area, Kitchenette, and Stairs. • Roof Floor Layout (Third Story): Includes: Bedroom 3, Bathroom, and a large Roof Deck (Outdoor Terrace). ________________________________________ Scope of Work & Deliverables This project has two main phases: Interior Design and Bill of Quantities (BoQ) Generation. Phase 1: Interior Design & Documentation 1. Concept & Mood Boards: Develop 2-3 distinct design concepts/mood boards for the entire villa based on a desired style (e.g., Modern Minimalist, Luxury Contemporary, Neo-Classical - 2. Detailed 2D Plans: o Revised Floor Plans (Ground, First, Roof) showing furniture placement, electrical points, and ceiling layouts. o Detailed Elevations for all key rooms (Reception/Living, Kitchen, Master Bedroom, all Bathrooms). 3. 3D Visualization/Rendering: Produce high-quality, photorealistic 3D renderings for key areas: o Ground Floor: Reception/Living Area, Dining Area, Kitchen. o First Floor: Master Bedroom and Master Bathroom. o Roof Floor: Roof Deck/Outdoor Terrace design. 4. Material and Finishes Selection: Specification sheets for all materials, including flooring, wall finishes, ceiling details, and proposed furniture/fixture items. Phase 2: Final Bill of Quantities (BoQ) The designer/QS must prepare a comprehensive and actionable BoQ document for all interior and exterior finishing works (excluding main structural elements). The BoQ must be provided in an editable spreadsheet format (Excel) and must accurately measure quantities based on the final design drawings.
