The brief centres on enhancing aesthetics—functionality is already well handled—so I’m after a designer who can pull together a cohesive look that runs from each front entry right through to the shared hallways. Scope of spaces • Private zones: living rooms, bedrooms and kitchens in every unit • Shared zones: entry lobby, corridors and any other common areas that tie the building together Preferred workflow I respond well to clear concept boards followed by detailed layouts, so a typical path of mood board → colour & finishes palette → furniture/fixture plan → final 3D visualisations will work best. Tools such as AutoCAD, SketchUp, Revit or similar are all fine; the key is that the final package is precise enough for my contractor to price and build without guesswork. Deliverables • Style concept and mood boards for each unit and for the shared spaces • Scaled floor plans with furniture and lighting layouts • Finish & materials schedule (paint, flooring, fixtures, fittings) • 3D renders or walkthroughs illustrating the proposed look • One consolidated shopping list with supplier links and lead times Acceptance criteria Designs must be visually cohesive across all three units and communal areas, use readily available materials, and arrive in a format my builder can lift straight into production.
