The scope covers three clear stages: • Site analysis & feasibility – I’ll share the land survey and zoning info; I need a concise study of constraints, opportunities, and code setbacks so we all start on solid ground. • Design & planning – Once the site report is green-lit, develop floor plans, elevations, and core building sections that balance efficiency, daylighting, and a modern corporate aesthetic. Iterative revisions are expected until the main stakeholders sign off. • 3D modeling & rendering – Translate the approved plans into a detailed BIM or 3D model, then produce photorealistic exterior and key interior renders suitable for investor decks and municipal review. Deliverables include the feasibility memo (PDF), editable CAD/BIM files, high-resolution renders, and a brief walk-through video or fly-around if you already work with Lumion, Twinmotion, or similar. I’m comfortable collaborating over Revit, Archicad, or SketchUp—whichever fits your workflow—so long as final drawings can be exported to DWG.
