Scope of work • Translate my concept notes and inspiration images into preliminary floor plans and elevations. • Refine those into full construction documents: dimensioned plans, structural and MEP coordination sheets, plus a concise material schedule. • Provide 3D exterior and interior views so I can visualise massing, natural light and furniture layout before we break ground. • Deliver all files in editable CAD/Revit format alongside PDFs for easy review. Key design cues The home should feel airy and purposeful. While minimalist detailing leads the way, I’m open to strategic use of large windows or an open plan if you see a compelling architectural reason—energy efficiency and budget awareness will guide final decisions. Acceptance criteria 1. Plans must meet local codes (I’ll supply zoning data). 2. Structural drawings signed off by your licensed engineer or prepared ready for my local engineer’s stamp. 3. Two rounds of revisions included after each major delivery stage.
