The goal is a refined, cohesive Mediterranean-style exterior that balances the stone columns, soft stucco tones, darker architectural accents, and updated landscape lighting. ⸻ PHASE 1 – FRONT FACADE & LANDSCAPE Project Overview: Update the front façade of a 1970 Mediterranean-style home to achieve a refined, elegant, organic Mediterranean aesthetic while preserving architectural character. Retaining Walls (Both Sides of Driveway + Section Right of Existing Steps): - Smooth and apply fine stucco finish to match house texture. - Correct recessed 66-inch section (just to the right of the existing stairs) to make wall face flush with the rest of the front-facing retaining wall. - Install 8” Granada White double bullnose coping along entire retaining wall perimeter and open tile area with slight overhang. Under Windows (Full Width of Façade): - Install cement board and apply fine stucco finish. - Cement board/stucco runs full length of house façade. - Horizontal wood trim strip beneath window: SW 7048 Urbane Bronze. Paint Palette: - Upper wood façade: SW 7048 Urbane Bronze. - Cement board & retaining walls: SW 7046 Anonymous. - Garage door panel & trim: SW 7046 Anonymous. - Entry door: SW Iron Ore. - Entry trim, threshold & center trim: SW 7046 Anonymous. - Side gate: SW Iron Ore. Landscape: - Existing lawn remains unchanged in Phase 1. - Medium bark mulch to be installed in all planter beds. Extended Existing Planter: - Front run approx. 150” long × 42” deep (parallel to coping in open tile area). - Turn left toward second palm maintaining approx. 42” depth. - Final return stretch remains 30” deep to align with walkway. - Install bender board separation. - Remove 3 existing pots in open tile area. - Provide rendering with no pots and alternate with Mediterranean-style cream ceramic pots. Lighting (12 Fixtures – Approx. 40 Watts Total): - Four (4) Volt Top Dog brass 2W uplights: • Two evenly spaced between palm trees (parallel with street). • Two on far right planter (30” depth), perpendicular to street. - Four (4) G4 Infinity 30 brass 6W uplights (2 palms, pomegranate, lemon). - Four (4) 5” Volt Flat Hat brass path lights along 150” extended front run. Irrigation: - Relocate two spray heads approx. 6” away from foundation. - Minimal new irrigation for extended planter. Deliverables: 3D Renderings (5–6 minimum): - Straight-on front (day). - Angled driveway view. - Open tile perspective toward entry. - Night full façade. - Night lighting close-up. - Entry close-up from open tile area. 2D Drawings: - Dimensioned plan view. - Elevation showing coping and stucco transitions. Include alternate cream-toned coping option rendering. ————- PHASE 2 – ENHANCED DESIGN OPTION Phase 2 builds upon Phase 1 by incorporating stair widening and construction of a raised planter to enhance architectural depth while maintaining a cohesive Mediterranean aesthetic. Includes all Phase 1 improvements plus the following modifications: Stair Reconfiguration: - Widen entry stairs to approximately 66 inches wide × 150 inches total length (top to bottom). - Maintain same 3-step configuration and 50-inch landing depth. - Demolish the 66-inch front-facing retaining wall section located just to the right of the existing stairs (this is the same section referenced in Phase 1 for flush correction). Raised Planter Adjacent to Driveway: - In place of the existing stairs (just to the right of the driveway), construct raised planter. - Approximate dimensions: 186 inches in length (top to bottom) × 30 inches in width (left to right). - This planter extends farther toward the front of the house than existing stairs. - Apply fine stucco finish to match retaining walls. - Install same 8” double bullnose coping for full perimeter consistency. Landscape & Turf: - Demolish existing grass areas and replace with turf from house foundation forward toward planter bed. - Olive tree centered in turf area with 8-inch ring of bark mulch. - Medium bark mulch in all planter beds. Lighting: - Same 12 fixtures as Phase 1 unless minor adjustment recommended. Remove 3 existing pots in open tile area (if present). Provide renderings with and without Mediterranean-style pots. Deliverables: 3D Renderings (6–8 minimum): - Straight-on front (day). - Driveway perspective. - Open tile perspective. - Close-up of widened stairs. - Night full façade. - Night stair/planter lighting view. 2D Drawings: - Dimensioned plan view including new stair and raised planter geometry. - Elevation showing new proportions and coping alignment.
