The goal is a refined, cohesive Mediterranean-style exterior that balances the stone columns, soft stucco tones, darker architectural accents, and updated landscape lighting. ⸻ PHASE 1 – FRONT FACADE & LANDSCAPE Project Overview: Update the front façade of a 1970 Mediterranean-style home to achieve a refined, elegant, organic Mediterranean aesthetic while preserving architectural character. Retaining Walls (Both Sides of Driveway + Section Right of Existing Steps): - Smooth and apply fine stucco finish to match house texture. - Correct recessed 66-inch section (just to the right of the existing stairs) to make wall face flush with the rest of the front-facing retaining wall. - Install 8” Granada White double bullnose coping along entire retaining wall perimeter and open tile area with slight overhang. Under Windows (Full Width of Façade): - Install cement board and apply fine stucco finish. - Cement board/stucco runs full length of house façade. - Horizontal wood trim strip beneath window: SW 7048 Urbane Bronze. Paint Palette: - Upper wood façade: SW 7048 Urbane Bronze. - Cement board & retaining walls: SW 7046 Anonymous. - Garage door panel & trim: SW 7046 Anonymous. - Entry door: SW Iron Ore. - Entry trim, threshold & center trim: SW 7046 Anonymous. - Side gate: SW Iron Ore. Landscape: - Existing lawn remains unchanged in Phase 1. - Medium bark mulch to be installed in all planter beds. Includes all Phase 1 improvements plus the following modifications: Stair Reconfiguration: - Widen entry stairs to approximately 66 inches wide × 150 inches total length (top to bottom). - Maintain same 3-step configuration and 50-inch landing depth. - Demolish the 66-inch front-facing retaining wall section located just to the right of the existing stairs (this is the same section referenced in Phase 1 for flush correction). Raised Planter Adjacent to Driveway: - In place of the existing stairs (just to the right of the driveway), construct raised planter. - Approximate dimensions: 186 inches in length (top to bottom) × 30 inches in width (left to right). - This planter extends farther toward the front of the house than existing stairs. - Apply fine stucco finish to match retaining walls. - Install same 8” double bullnose coping for full perimeter consistency.
